1) Harare Estate Agents Don’t Spend Enough. Most Estate Agents in Harare, and all around Zimbabwe, including the big names spend very little to market your property. By some estimates, as little as $5usd for each property! Before you engage them, ask what their marketing budget is for your property. Don’t accept these mediocre budgets.
2) Estate Agents In Zimbabwe Don’t Market You Enough. Ask them how they intend to expose. Ask them how they will draw more attention to your property than other agencies. Most have very poor answers. Aside from actual showings, Estate Agencies use three ways to market your property
- Classifieds. Your property takes up just 2cm of a classified ad that also features 5 others homes.
- On the internet you become one of literally hundreds of properties on their website. The likelihood of being found, is low, let alone standing out.
- Through so called networks. It’s difficult to say which ones are actually genuine or effective. If the way they market in other mediums is anything to go by, it’s unlikely these really produce much.
3) Estate Agencies In Zimbabwe don’t focus Your Property. Most will offer very little individual attention to the properties they manage. This isn’t surprising as most (especially the big ones) are trying to service so many others with few resources. Some, on their websites actually boast of how they have so many properties, over a thousand in one case we observed. How much focus can you really expect in that situation?
